Who would have thought that such a beautiful place would be just 15 minutes drive from our house. It's so strange, because we've been living here for several years. At the same time, I know so many beautiful places in Thailand, in the Krasnodar Territory, but I didn’t notice what was nearby at all. Is it necessary to start looking at the world with wide open eyes, all of a sudden I notice something interesting under my nose.

The only pity is that this time we were not lucky with the weather, and therefore the photos turned out a little gloomy.

Sukhanovo Manor - at the moment we liked it the most, we wanted to go back there again and ride bicycles (hooray, you can do it here!). It is not as civilized as, and several times smaller than. But it has that very atmosphere of antiquity, which is so sometimes lacking, although desolation threatens to turn into serious ruins in the coming years, while they figure out who the owner of the estate is. However, the future ruins do not create a depressing impression at all, on the contrary, it is cozy and easy at home. And this despite the fact that the sky was all overcast with clouds and drizzling rain.

The paths here are not paved, but unpaved, the park itself is more like a real forest, and looking at some buildings it seems that ladies in white ball gowns will come out of there now. On weekends, there are enough people in the Sukhanovo estate, but they somehow disperse throughout the territory and do not interfere at all. There are practically no parking spaces (if you can call it that), although finding where to leave your car is not a problem.

In Sukhanovo, there is now a working (sort of) rest house of the Union of Architects, but it is not clear who is resting in it - there is no infrastructure, there are many strangers, the buildings are in disrepair. We ourselves saw only a dining room - a building that was a mausoleum in the past, one of those that is falling apart, and it is not clear what is residential buildings.

The history of the estate Sukhanovo

Entrance to the territory of the Sukhanovo estate is free. But you can’t drive inside by car, there is a guard at the gate. Although someone was allowed to go there anyway, apparently by special arrangements (there are some organizations in the park). On foot you can walk from several sides, somewhere there is no fence, and somewhere there are holes in it.

The official website of the Sukhanovo estate appeared in 2014 and then stopped working after a while. Also, while there is no museum and sightseeing visits to buildings, you can only go to the dining room and eat.

LCD "Usadba Sukhanovo" is a low-rise residential complex, which is being built by Decor LLC. The project is being implemented in two stages, the first of which is six 5-storey brick-monolithic houses. The buildings are located on the territory of the village of Sukhanovo, Leninsky district, Moscow region.

Case description

Starting buildings are designed for 660 apartments. The housing is designed with free layouts ranging from 37 sq.m. to 85 sq.m. The ceilings in the houses are designed to be 2.72 m high. One-, two- and three-room apartments are offered to owners in the following form:

The first floors of new buildings are non-residential - for the location of office space, shops, pharmacies, various household services. Despite the low-rise building, each section has a passenger elevator.

Infrastructure

The builder will improve the yards. An extensive parking area will be arranged for residents and guests of the complex, children's playgrounds will be equipped, pedestrian paths will be paved, and recreational areas will be equipped. The project also includes social facilities:

  • preschool institution;
  • comprehensive school;
  • ground parking;
  • administrative office building.

The location of the residential complex "Manor Sukhanovo" surrounded by a pine forest makes the project even more attractive. Part of the territory borders on the Bolshoi Sukhanovskiy Pond. There are several grocery stores nearby. There is a hospital and a primary school within a kilometer. You can get to Vidnoye from here in half an hour by car. Departure to the Moscow Ring Road is possible along the Rastorguevsky and Varshavskoye highways (11 km).

Known since the 17th century. Initially, it was a small royal patrimony, which included, in addition to Sukhanovo, two neighboring villages. At the end of the XVII century. Peter I granted the patrimony to his associate, the boyar Tikhon Streshnev. The architectural complex was mainly built in the late 18th - early 19th centuries. Its founder was A.P. Melgunov, and in 1804. Sukhanovo passed into the hands of the princes Volkonsky, in whose family it remained until 1917. The development and flourishing of the estate falls on the beginning of the 19th century. P.M. Volkonsky, the Minister of the Court and the head of the construction of public buildings, had the opportunity to involve famous masters such as Rossi, Charlemagne, etc. to work on his Podmoskovnaya. Part of what was conceived remained on paper, many of the built structures were not preserved, others, as a result of repeated reconstructions, lost their original appearance.

So, for example, in 1934 according to the project of N.D. Vinogradov, the Volkonsky mausoleum, an excellent example of the Moscow Empire style, was radically changed. As a result of alterations, Gilardi's masterpiece was ruined. The main house, erected at the end of the 18th century and rebuilt in 1945 by the architect V.D. Kokorin is not of the greatest artistic interest in the estate. This reconstruction was preceded by multiple alterations: at the beginning of the XIX century. Columns, porticos, and open colonnades-galleries on the sides of the building, ending in outbuildings, were attached to the house. In the 40s. 19th century the galleries were closed, a residential floor was erected above the right gallery, which merged with the outbuilding, etc. Once upon a time, a church adjoined the house, destroyed in the 1930s. Despite the losses, the Sukhanovo estate remains a significant monument of Russian architecture and landscape art.
Currently, the estate houses a rest home of the Union of Architects, but it amazes with its unkemptness. Since June 2002, the main house has been closed for another renovation, the rest of the buildings are maintained in a satisfactory condition.

P.S. When I visited the estate in the fall of 2015, I was surprised to learn that the boarding school “Lyceum “Perspektiva” is now operating in the main manor house. The estate and the palace itself are still in an extremely neglected state.

VOLKONSKY , 1776-1852, field marshal general, member of the State Council, minister of the court and inheritances, chancellor of all Russian orders, son of foreman Prince Mikhail Petrovich and Princess Elizabeth Petrovna, born. Being present at the discussion of all the plans of the allies, Volkonsky was the first to point to Leipzig as a strategic point where the fate of Napoleon should be decided, and on the eve of the battle he convinced the Sovereign of the unfavorable position chosen by Prince Schwarzenberg, which was changed by the Sovereign to the benefit of the allies. Upon returning from the campaign, Prince Volkonsky presented a project for the establishment of the “General Staff of E.I. Majesty, which was supposed to combine all branches of the military administration of the Empire. The park was laid out at the end of the 18th century. on the banks of a large pond formed by the dam of the river. Carnations. Nice houses, comfortable apartments, an elevator at each entrance (despite the fact that this is a low-rise residential complex), a fairly safe place in terms of ecology - all this plays into the hands Residential complex "Usadba Sukhanovo". However, about all the advantages, however, as well as about the shortcomings of this project, we have already spoken in detail in the earlier opinions of the portal. And in this case it is a secondary question. But the main thing for equity holders and for those who expect to buy an apartment here, was and remains the issue of putting the residential complex into operation. Recall that the construction permit for the residential complex was extended several times, and as a result, the “extreme” date was September 30, 2017. Representatives of the developer explained this by problems with connecting communications (in particular, gas) and the actions of the authorities. In any case, this situation does not increase the prestige of the project participants - companies "Decor" And "ASK "FRIES".

Let's say right away that this year has finally introduced a long-awaited change in the bleak routine of recent years, when the houses built could not get permission to enter. This issue became clear in early April, when AIAs (conclusions on the compliance of constructed houses with the requirements of technical regulations and project documentation) were received for buildings No. 1, 2, 5 and 6. Subsequently, in mid-June, a permit was issued for buildings 1 and 2 for commissioning. In mid-September, buildings 3 and 4 were completed and received AIAs. Thus, the entire residential complex was built. In early November, permission was received to commission building No. 3. Buildings 4, 5 and 6 have not yet been put into operation for the last ten days of November. Perhaps this will happen before the end of this year. In the meantime, equity holders on the forums in VKontakte are discussing the possibility of collecting a penalty from the developer for postponing the delivery of houses, and also complain that the houses put into operation have not yet been put on the cadastral register, and, as a result, new settlers cannot register ownership to their apartments.

However, despite the difficult fate of Sukhanovo Manor, apartments in this residential complex are in demand. In total, by the beginning of the last ten days of November, 21 apartments are available in all six buildings of the residential complex - this is only about three percent of the total number of apartments in the residential complex. Among the nearest alternatives in the primary market are LCD ("B"); included in the LCD from (rating "A +"), the LCD from the PIK Group (rating "A +"), as well as the IFC, which builds. True, in the latter case, it must be borne in mind that this is a long-term construction.

About the pros and cons "Manor Sukhanovo" we have already said earlier in the previous opinion of our portal. Now let's focus on the relevant moments. The construction of the residential complex was somewhat delayed. According to the project declaration, it was planned to hand it over in the first quarter of 2016, but with this task, the developer is the company "Decor"- couldn't handle it. As a result, the deadline was postponed to the fourth quarter. However, there is hope that all this will not turn into a long-term construction. As of the end of September, all six buildings of the residential complex have been built and internal work is underway.

The developer informs about this on the official website of the residential complex, although for some reason he avoids publishing photo reports from the construction site. There is no webcam here either, which generally complicates the choice for potential buyers and does not set them in a positive mood. Those who are interested can find photos of the residential complex under construction on third-party portals, as well as in groups of equity holders in social networks, where people share the latest information on this new building. Judging by the reports of equity holders, the glazing of the loggias has not yet been completed in all buildings. In addition, buyers have doubts about the announced deadline for the delivery of houses in the IV quarter of this year. Representatives of the developer promise to give equity holders accurate information about this only in December. Therefore, it cannot be ruled out that the delivery date may be further pushed back. If the houses are handed over before the end of the year, then the settlement in them will probably stretch until April 2017.

The official reason for the postponement of the deadlines in the company "Decor" call changes to the master plan for the development of the territory of the residential complex, which had to be made due to the approval of the highway project - - Vidnoe. The new route affected the connection of the residential complex to utilities, as a result, the scope of work increased and the deadlines had to be shifted. Well, we have no reason not to trust the developer. But to say that the postponement was a surprise, we also can not.

The fact is that, according to the documents, the developer of the residential complex is the company "Decor", for which this object is the first. Lack of experience in itself is alarming. However, as it often happens, the developer in this case is formal and is associated with a company that performs the functions of a general contractor. In our case, this is . Both of these companies are registered and operate at the same address in the village. Kommunarka. Both have the same founder - E.V. Sharkovskaya.

At present "ASK FREEZE" except "Manor Sukhanovo", builds also . The first of the houses there is planned to be handed over at the end of this year. So far, there is no news of a postponement. But apparently, this will not be the case. There are two options for passing the route to the south. In one case, the route passes far from Residential complex "Usadba Sukhanovo", in the other - very close, almost along its southern border. The construction of the route has already begun, which means that in the coming years, clarity on this issue will come. In any case, in terms of ecology, having a highway nearby, which is called the “understudy of the Moscow Ring Road,” is not the best option for new settlers.

This, however, is still a matter of the distant future. But the new settlers will face the lack of social facilities immediately. The kindergarten, planned as part of the residential complex, has not yet begun to be built. So it turns out that there are no schools, kindergartens, or clinics closer than 2-3 km. You have to be ready for this.

Sales in "Manor Sukhanovo", judging by the official website, they are quite active. The prices here are average by the standards of the location. Among the closest competitors, "Eastern Butovo",.

This speaks in favor of the developer - "Decor" company, in which this project is the only one for today. The good news is that the developer promptly informs shareholders about the progress of construction.

The complex will include five-storey houses with 1-3-room apartments, their areas are diverse and vary from 40 sq.m to 85 sq.m. Free layouts give the opportunity to "play" with the living space to your own taste, for example, to combine rooms, which can be considered an additional advantage. From its own infrastructure, the developer offers a kindergarten and commercial premises on the ground floors. It should be mentioned that the infrastructure of the village itself, although it is located 13 km from the Moscow Ring Road, is poorly developed. There is no school, no medical facilities, and for other benefits you will have to go to Vidnoe (10 km).

Surroundings Residential complex "Usadba Sukhanovo"- forest area and new buildings, for example, in which the sale from the developer has long been completed. Comparing prices with other nearby properties, we can say that the property in Residential complex "Usadba Sukhanovo" builds a little more expensive than in, where duplexes are offered.
